This in-town residence in central Greenwich, Connecticut, was designed for an empty-nesting couple wishing to downsize from their large family home. Located in a ridgetop neighborhood developed at the turn of the 20th century, the confined, narrow lot is nestled among an eclectic mix of classic American Foursquares, Queen Annes, Shingle Styles and Bungalows that overlook the central business district.

Completed in the summer of 2018, this brand new stone Georgian residence was designed to utilize the maximum available width of its narrow lot in order to provide a gracious home with easy circulation within a compact plan. Arranged around a elegant central staircase that unifies the home’s four floors, the home has a comfortable, classic feel that fits seamlessly in its historic neighborhood while also preserving a green, backyard space and its vistas across downtown Greenwich and Long Island Sound.

The home’s 9,024 square feet of living space is arranged vertically with the primary living and entertaining spaces located on the Piano Nobile, above the Ground Floor garage plinth. Nestled into the hillside, the plinth allowed the garage and other functional services to be located in the home’s basement without further confining the width of the lot or spoiling the backyard entertaining space. Nonetheless, the core of the basement was made both functional and beautiful for use as a Entertainment Room, Gym, and Mudroom.

Aligned with the ground level of the backyard, the First Floor is designed with indoor/ outdoor entertaining in mind. At the front, the formal Music Room and Stair Hall give easy access to the home’s front porch, which stands balcony-like above the street below. At the rear of the house, the floor’s Family Room and Kitchen areas both open to the backyard -- the kitchen to the patio and grilling area and the Family Room to a covered porch with seating areas around a stone fireplace.

The second and third floors were designed to include the home’s bedrooms, private solarium, and Study. Although more intimate in function, the high ceilings, large windows and general bright and cheerful feeling of the First Floor are carried up the stairs to the bedroom suites as well. Each floor has two, generous suites, each appointed with refined classical detailing. The Master Suite, which looks out over the backyard, connects to a sunny second floor conservatory and study, used for growing orchids.
